FLX Escape

FLX Escape is a small collection of modern, luxe vacation rentals set in the hills above Seneca Lake — run by Mark and Danielle, who renovated each one themselves. The through-line is a love of Scandinavian design mixed with warm woods and historic character: schoolhouse-inspired vintage finds, Casper beds in every bedroom, serious coffee setups, and outdoor space built around a fire pit.

Four distinct properties give you seven ways to stay. The Schoolhouse and the four Micro-Cabins share a hilltop on 2.5 acres in Burdett, five miles above the Seneca Lake Wine Trail. The Farmhouse sits three miles down the road on 25 private acres, and the Waterfall House puts you in Montour Falls with 20-plus waterfalls within three miles. Rent one, or take the whole hilltop for a group.

A one-room schoolhouse built in 1875, expanded in the 1900s and renovated into a just-under-1,000-square-foot retreat where history meets modern design. A 14-foot vaulted ceiling over the open living area, two king Casper beds, a full kitchen with a stocked pantry, and a coffee bar covering drip, French press, pour-over, and Chemex. Outside: an expansive deck with a gas grill, Adirondack chairs, a fire pit, and an igloo for wine tasting and stargazing — on a clear night you can see the Milky Way.

Four tiny cabins built by local Amish families and named for school subjects, since they're neighbors to the Schoolhouse. All four are identical inside and out apart from small décor nods to their subject. Each has a private bathroom with a standing shower and flushing toilet, a kitchenette with mini fridge and microwave, central heat and A/C, fiber-optic wifi on its own private network, and a Smart TV. Outside, a privacy-walled deck with a picnic table for two, Adirondack chairs, a gas grill, and a personal Breeo fire pit — with 30 feet between cabins and sunset views from bed.

A mid-1840s farmhouse renovated top to bottom into something chic and calm — the largest and most private of the collection. Twenty-five wooded acres with rustic nature trails are entirely yours; you can't see a neighbor from the house. Inside there's a six-person dining table under high ceilings, a hangout nook downstairs and a loft lounge upstairs with a desk for remote work, two Smart TVs, fiber-optic wifi, and a coffee bar with an espresso machine. Outside: a deck with a gas grill and fire pit, plus a covered lounge area with a second dining table.

A mid-1950s lake town bungalow — once home to a local fishing legend — renovated with moody blacks, warm acorn woods, and nautical nods to Danielle's grandfather, whose vintage rods and reels hang in the main bedroom. The second bedroom carries authentic Watkins Glen racing memorabilia. There's a private path to 90-foot Aunt Sarah's Falls at the edge of the property and a small waterfall on the property itself to sit beside while you roast s'mores. Twenty-plus waterfalls within three miles, Watkins Glen State Park two miles away, and the racetrack five.

A micro-maple farm on the grounds of the FLX Farmhouse, producing pure Finger Lakes maple syrup. Take a bottle home, or join the Adopt A Maple Tree Program for the sweet stuff year-round — the same woodlot supplies the firewood for the properties.

Mark and Danielle found the hilltop first — 2.5 acres of peace, serenity, and good vibes surrounded by woods and farmland, with sunsets breaking against mountain backdrops. They renovated the 1875 schoolhouse, added four Amish-built cabins named for school subjects, then took on a farmhouse and a waterfall bungalow down the road.

Tips for Guests

  • Traveling as a group? Rent the Schoolhouse plus all four micro-cabins together and you've got the whole hilltop to yourselves.
  • The Schoolhouse has 1875 quirks worth knowing: floors aren't all level, the stairs to the upstairs bedroom are steep with short treads, and the upstairs ceilings are low if you're over six feet.
  • The micro-cabin kitchenettes are for reheating and cold drinks, not cooking full meals — plan on the gas grill or dinner out.
  • Staying at the Waterfall House? Shequaga Falls is less than a mile down the same street — an easy walk down and back.
  • No pets, parties, or indoor smoking at any property. Groups renting the full Schoolhouse-and-cabins property can inquire about events.
